The building consists of a large central area on the ground floor incorporating common services such as the kitchen, physiotherapy room, salon, laundry, administration, cafeteria and the bistro. There are rooms on the ground for the day care center with rooms for the residents up to and including the 4th floor. Each floor has a nursing station, living room, lounge area, kitchen and a medical bathing/shower unit.
The service flats are primarily located on the 5th and 6th floors with a few located in a separate block of the building from the 1st to the 3rd floor. In the building houses 155 nursing home rooms and 33 serviced flats
The care facility is heated and passively cooled by means of passive heat pump supplied by a BTES (Borehole Thermal Energy Storage) system, as the delivery system for the CCA (Concrete Core Activation) / floor heating and radiators. Additional gas boilers are installed for the domestic hot water production. The entire care facility uses different air handling groups according to system type D and are equipped with heat recovery devices. The service flats are equipped with decentralized modules (powered by gas boilers) that are responsible for heating and domestic hot water production. The ventilation system utilizing window grills is according to type C (+)
Both the rooms and the service flats are equipped with a nurse call system. The calls are handled by the nursing staff via a smartphone. All communication for smart phones The Wi-Fi network deployed throughout the building allows for communication via smart phones. LED lighting is primarily used for interior lighting throughout the buildings to reduce energy consumption. Due to the height of the building, lightning protection is provided and discretely combined with the external metal parts of the facade to minimize the visual impact of the lightning rods and cables.
All rooms feature digital TV that is supplied by a centrally located broadcast center. The entrance reception is equipped with a digital search screen so visitors can receive and locate the room of any resident.
The central kitchen area is equipped with the necessary appliances to regenerate and prepare meals and fresh goods. For example, the kitchen features a cold room, freezer room, boiler and steamer following strict guidelines for food preparation. Next to the kitchen the dishwashing area is equipped with industrial dishwasher.
