District House Borgerhout, BE Studiebureau Boydens
The district house dates from 1889 and is the first classified monument of Borgerhout making it a true icon for the area. In 2014, it was decided to thoroughly renovate and expand the building with a number of new modalities for the citizens, including additional counter functions, meeting rooms and a cafeteria for staff.
The technical installations were completely stripped, except for the two historic halls, the wedding and boardroom. Since the entire technical zone on this floor was refurbished to counter/locket space and meeting rooms, the electricity, heating and plumbing public health systems had to reorganized.
The electrical installation was completely renewed to accommodate the extension. This included electrical power, fire detection, CCTV, access control and data communication. The fire detection system had to be completely redesigned in compliance to current standards, and in consultation with the local fire department. Energy-saving LED lighting was integrated in all the rooms.
A new ventilation system type D with a heat recovery (exchanger) was installed and the ductwork was incorporated into the new furniture, in order to maintain respecting the historic character of the building.
The completely renewed central heating system is based on condensing gas boilers. The exhaust vents were retained in the historic rooms and renewed in all other rooms on the basis of a reduced temperature regime.
The building management system including energy meters are remotely monitored by the client.
A rainwater harvesting system connected to the underground rainwater collection storage is utilized for toilet flushing reducing the need to depend on expensive city resources. Due to a high degree of insulation utilized in the building, there is very little loss of energy in the non-heated areas.
The building is equipped with a new lift that serves all floors so that all services and rooms are accessible to everyone.
